  1. Visit your property and give you an honest appraisal as to its rental value.
  2. Obtain and verify references of the prospective Tenants
  3. Arrange viewing of your property and accompany all prospective tenants
  4. Negotiate between the Landlord and Tenant to secure the letting, and draw up the Tenancy Agreements.
  5. We can advise on the best possible furnishings to attract prospective tenants.
  6. Advise Landlords on maximizing yield
  7. Arrange and supervise Tenant move-in
  8. Change over of utility bills
  9. Direct debit set-up for monthly payments
  10. Ensure that Tenant complies with Lease Conditions and House Rules where applicable
  11. Provide regular inspection reports on the condition of the property to the landlord
  12. Emergency maintenance response if required

What is classed as an Emergency Call-out?
Items classed as Emergency Services to common areas only are as follow:

 

  1. Water leaks
  2. Water Pump Faults
  3. Electrical Faults to lighting/ essential services
  4. Security Hazards
  5. Fire Alarm System Faults
  6. Roof Storm damage / defects / flooding
  7. Glass repairs
  8. Front door damage / vandalism
  9. Alarm activation (subject to owner / unit information on file) – Emergency contacts.

In the event of an internal maintenance issue, the owner of the unit is responsible for any necessary repair.
